  • Factoring in current income levels, it now requires 33.2% of the median household income to make the monthly principal and interest (P&I) payments on the average home purchase.
  • The primary driver of for-sale inventory deficits is a lack of new listings hitting the market:
    • There were 25% fewer homes listed for sale in January than normal, which is why inventory fell in the month despite home sales hitting a 7-year low
    • Shortages of for-sale inventory worsened in nearly 90% of major markets in January

Trends that I have noticed in the last few weeks:

Rates have gotten a little volatile, and when they dip, applications have been increasing. We Realtors know there is pent-up demand with Buyers and Seller's waiting for the "right time," knowing that there is no such thing. We know Sellers with low interest rates are hoping purchase rates will come down so that they can buy their next home, and this waiting game is causing many not to sell now.

Interestingly, in the last few months I have seen that original list price versus sales price was sometimes up to 10% greater than the sales price. Or said another way, the final sold price was often 90% of the original list price. Now, though, it seems that this difference has tighted, all while list prices have increased. In a random sampling of 100 detached homes sold last month, in the lower 25% of the market, built more than 15 years ago, I found that the difference between list prices and sold prices is less than 3% with an average difference of $10,000.

Data not captured is the unknown of how much is being awarded to Buyers in closing cost assistance, rate buy-downs, and other incentives to drive and keep more buyers in the market.

FIRST-TIME BUYER homes priced below $400,000 have just about disappeared in SW Washington. By summertime, I doubt they will exist. Click here to see that info.
