How Am I Different?

#1: I answer the phone! I believe in a level of service that involves people and providing feedback and insight so clients can make the best decisions possible. If I have cell service I will answer, if I am able. I have NEVER had a voicemail that is "full".

#2: Eyeball-to-Eyeball. I only work with people who I have met, in some fashion, and seen their eyeballs. This is a very personal business and to be the trusted advisor I strive to be, I have to know who my clients are, and they have to know who I am. Even if my clients are long-distance, if there is a will there's a way. 

#3: Education, education, education. I provide a lot of education so that my clients can make the best decisions possible. 

#4: I never drop clients. If you are not ready to buy or sell now, I keep informing, educating, and discussing options until we either find a solution or we agree to stop working with each other. 

#5: Creative and tenacious. If you can think it, and it is legal, I have probably tried it. And if I haven't tried it, then I am willing to.

#6: Resourceful. I have contractors and other Realtor professionals that help me when I need it. We all help each other to help you the best.

Whether or not you need a Seller's or Buyer's agent, my goal is to be as helpful as possible. 

Using the experience I have gained as a real estate agent since 2015 and as a mortgage loan officer during 2024 and 2025, my style is to think outside the box to find the best solution for my clients. 

I help people buy and sell nice homes, fixers, and land in every imaginable state of repair. I don't care what condition the home or property is, if you want me to help you buy or sell, I am open to that.

Many agents highlight quick sales and multiple offers. While appealing, data shows that homes sold within a week are often priced below comparable market value (comps) —which can leave money on the table.

I take a different approach.

Rather than underpricing to create urgency, I prefer to strategically test the market at or above the comp price when appropriate:

If the home sells at that price — excellent.

If not, we adjust based on real-time market feedback.

This method prioritizes your net profit, not just speed.

Why Pricing Matters More Than Hype

It’s true that lower-priced homes often generate multiple offers and sell quickly. However, that doesn’t always translate to a better financial outcome.

Example (Comp Price: $430,000):

Scenario A (Strategic Pricing)

List: $435,000

Offer: $435,000

Concessions (3%) + Repairs = $19,550

Net to Seller: $415,450

Time to Offer: 45 days

Scenario B (Lower Pricing)

List: $425,000

Multiple Offers → Accepted: $427,000

Concessions (2.5%) + Repairs: $17,175

Net to Seller: $409,825

Time to Offer: 5 days

Result: Faster isn’t always better. Scenario A nets more, despite taking longer.

I help Buyers find the best deal through a higher level of negotiation. Anyone can open doors, but my experience and style allows buyers to get the best value.

As an added bonus, in from 2024 and 2025 I also had a mortgage loan officer license, so I have knowledge of programs and ways to creatively help with costs. 

When obtaining a mortgage, you need two buckets of money to close: 1) Down Payment & 2) Closing Costs. 

The kick is that if you don't have either there are alternative ways to get them, but that usually comes at a cost.

For example:

If you need down payment assistance, there are programs available but many come with specific eligibility criteria. 

If you need closing cost assistance or rate buydown, that often can come from the seller. 

Rough Estimate of Allowable Payment:

To get a rough number of a payment that you can "afford" consider 1/2 of your gross income, then minus all the minimum payments that show up on your credit report, then minus the specific taxes and estimated home owners insurance of the place you want to buy. 

To find out the estimated "affordable" purchase price:

Use a simple affordability calculator, like https://www.calculator.net/house-affordability-calculator.html. Enter gross income, 30 years (as this is the standard mortgage), rate, total minimum payments that hit credit, down payment (standard minimum for VA loan is 0%, FHA is 3.5%, and conventional loan is 5%; there are exceptions based on each file).  

Closing costs, in my area, tend to trend 2.5% of the loan amount. 

What is the rate?

The rate of the loan is a calculation of your credit score, the down payment, and the loan program you pursue. 

This will give you the rough number. To get the finite number you talk with an actively working loan officer, of which I have great partners.
