Final note:
The market is still a Seller's market, but there are just fewer buyers. Homes are still selling, just slower. How can that be? Sellers see the longer days-on-market (DOM) and generally are not reducing prices all that much to bring more buyers to the table. Many Sellers are just willing to wait for a Buyer to come. The caveat is, some homes are being marketed below comparable values, and when this happens these homes are still selling fast with multiple offers.
For the most part, prices are still going up. Plain and simple.
