FIRST-TIME BUYER homes priced below $400,000 in SW Washington. By summertime, I doubt they will exist. Every month there are fewer and fewer. Click here to see that info.

FAIRVIEW VILLAGE, WA is an anomaly in the area, holding prices higher. This is a 55+ community. Click here to see the info.

The market is still a Seller's market, but there are just fewer buyers. Homes are still selling, just slower. How can that be? Sellers see the longer days-on-market (DOM) and generally are not reducing prices all that much to bring more buyers to the table. Many Sellers are just willing to wait for a Buyer to come. The caveat is, some homes are being marketed below comparable values, and when this happens these homes are still selling fast with multiple offers.
For the most part, new listing prices are still trickling upward. We also are still seeing prices come down after the inital list price to encourage buyers to come. Some areas and neighborhoods have had better traction than others, like Ridgefield, where there are just few homes to buy.
No longer is it that if a home stays on the market more than 10 or 20 days is it a bad house. It just tells me that the price may not be ideal and that few buyers have shown real interest. This is a good avenue for Buyers to ask for concessions or seek price reductions. It doesn't always work, but it is often a nice reward when completed.
