FIRST-TIME BUYER homes priced below $400,000 in SW Washington. By summertime, I doubt they will exist. As of today, I see 3 detached homes below $395K. Click here to see that info.

FAIRVIEW VILLAGE, WA is an anomaly in the area, holding prices higher. This is a 55+ community. Click here to see the info.

The market is flattening. First look at the clustering in your particular area and on your area report. Here is SW Washington. As you will see, in previous years, the 90th percentile of homes sole was in a wider range. This last month, year-over-year that is much narrower.

Apprciation levels are up from last year year-over-year, but still dropping to lower levels than have been seen in a while.
Also, Days-On-Market (DOM) before an accepted offer is received has jumping significantly. By looking at this next image in each report, this showcases that in Clark County, DOM has jumped 2.45x versus 2022. That is huge. Be sure to look at the image on your report, in your area.

Everyone has heard about the interest rates and this is still scaring Buyers. In conversations I had last week with a few mortgage brokers, fear of the unknown, of whether rates are going to come down or keep going up, is driving it. We all heard that rates should be coming down "soon" but it isn't here yet. Many brokers are now pushing the 2/1, or 3/2/1 buydown. This is an effective way to get into a home, yet it is still a gamble or calculated risk if rates don't come down in the next few years. Why? Because built into the 3/2/1 is an assumption to refinance at a lower three or two years from now.
We are in a new normal. Realistically, rates need to go down a lot for most people's comfort, and that probably isn't going to happen. Most Buyers I know gauge whether or not to buy on a rent versus housing payment. If your rent is lower, and you have gotten "lucky" with the landlord not increasing rent, then great for you. But most people I talk with are receiving per month increases of $150-$300 year-over-year. The caveat is that, if rates do drop like we all want, everyone in the industry knows that prices will once again shoot up drastically. It is a teeter-totter between rates and prices.
