I priced out a variety of options for a home @ 8402 NE 142nd Ave, Vancouver, WA 98682. It currently has an accepted offer.
I ran the following scenario: 685 credit score, $7,000 HH income, down payment of 3.5%, first-time home buyer. The payment amount does not include taxes or insurance.
Closing costs are additional. These figures include a lender credit to pay for the broker fee. These figures do NOT include underwriting fee, processsing fee, mortgage-insurance up-front fees if applicable, or escrow pre-paids.
Here is the same scenario except down payment was increased to 20%:
