Please note, the arrows in the trends table only showcase numbers going up or down - NOT whether or not the trend is beneficial, as this is determined based on perspective.
In summary, the market is visibly getting worse. Inventory is up. One thing to note is that "PENDING SALES" looks like it is up year-over-year. But, if there are fewer homes for sale on average then that number is going to trend up anyways - so there is a fallacy in the logic that just assumes that more homes are being sold. Validation of this is in the month over month numbers, as pending sales are down AND new listings are down. I reviewed the bumpable listings—homes with contingent sales contracts—across three different sample sizes in the metro area. Among all the pending homes, 2.76% of pending offers are contingent on average.

Mortgages:
Rates are trending about 0.5% +/- worse than they were for at the publishing of last month's report.
This is Modus Mortgages' (the company I am affiliated with) rate as of 10/9/2024 (see below).
That being said, many loan officers are pushing their rates lower by offering rates with points built in (purchased) to lower that rate.
